HOME INSPECTION

What does a home inspection consist of?

A home inspection consists of inspecting the following components:

​

          Attic: Proper insulation and ensure safe construction. Inspector will also check for water leaks.

​

          Plumbing: Inspector will look for any visible plumbing leaks in crawlspace or wherever exposed    

          plumbing is located

​

          HVAC: The inspector will take temperature readings out of all vents to make sure ductwork has not fallen down or is not connected. Then he will write down the serial numbers to tell you how old the system is.

          Water Heater:  The inspector will run water to make sure the unit is working. He will also write down the serial number so you know how old the unit is.

​

          Electrical:  All outlets will be tested for proper wiring and for GFI safety function

​

          Crawlspace: The inspector will look for leaks in the crawlspace and signs of excessive moisture. He will also look for proper bracing and any foundational cracking.

​

          KItchen:  All appliances will be tested if they are plugged in

​

          Exterior:  Structure of the home will be evaluated along with any land grade to make sure water is draining away or around the home. The inspector will also evaluate any dead trees and their potential affects to the safety of the home

​

          Roofing:  Looking for shingle condition, fascia and eaves condition, guttering, and signs of leaks

​

          Other Items that will be checked: window function, smoke detectors, lights, light switches, doors for proper latching, and other small components of the home

​

The home inspection is not an invassive inspection which means, home inspection practice standards do not include being able to take apart appliances, walls, roofing, or removing items for further inspection. If there are signs and symptoms of a problem, the inspector will suggest a specialist inspect and advise.
